As a custom homes architect and residential contractor we receive hundreds of inquiries regarding information on luxury home designs and home building plans. More often than not construction design and home building is a complicated process that involves a wide range of professionals, jobs and check-points along the way. We know the home construction process can be a daunting task, but at KMS Construction we specialize in making it easy on you. With more than two decades of experience as a custom homes architect we've collected a lot of information concerning questions that many people have about custom construction. We've collected as much information as possible and are bringing it to you here in the form of a comprehensive FAQ. Frequently Asked Questions: How long have you been in business? Kenny Rosser has been in business for 20+ years. Where do you work? Our main working region is in The Bluffs in Cumberland Cove and Fairfield Glade. We occasionally travel to other places if the work schedule allows. What kind of work do you focus on? We prefer new construction. Can you help with design, plans, and permits? We have the capability to provide drafting and design support. Can you help with materials and finishes? KMS Construction will recommend certain suppliers to the owner for selections. These suppliers have proven to be honest, reliable, and stand by their product. If an owner wishes to use someone not recommended by KMS Construction, then we reserve the right to void our warranty on the particular product. KMS will also advise an owner not to use certain materials. What is the negotiated contract process? It is the process in which the builder and the owner will go over in detail. The process covers labor and materials costs. It also covers the detailed description of the work that has to be done, as well as, the specific materials that we will use including the quality, quantity, weight, color, size, brandname, etc. It also gives the owner information on how and when to pay, as well as a guarantee of workmanship. What type of contract do you use? We use a turn-key contract with a set price or a cost plus contract. We take the time to review both contracts with the owner to decide what the owner needs. What about change orders? On fixed priced jobs, change orders can occur when the owner requests a change in the scope of work. We generate a written change order for each change, then the owner will approve it in writing before it becomes binding. What is your payment method? KMS uses a draw schedule. The draw schedule includes the price for clearing the lot to the closing of the house in detail. We go over this schedule together at the same time we discuss the contract details. What are allowances? For areas of the project such as finish materials and fixtures, or subcontracts that do not have the full scope figured out at the time the contract is signed, allowances are established and standards are provided to allow the project to proceed while this information is being developed. Credits or additional charges are issued at this time using a change order. Do you subcontract some of the work? We subcontract most of out specialized work - concrete, masonry, plumbing, mechanical and electrical. This saves our clients time and money. We work very closely with our subcontractors and have been associated with most of them for many years. How long will the job take? There are factors to consider such as; The size of the house. The simplicity or complexity of the house plans. The quality of finish work such as natural or painted trim. Time also must be allowed for any changes or additions. What if we live out of town? Many of our homeowners have resided in another state.
